You can extend and expand your living space by opting for a room extension or renovation. However, before you go ahead with the job, it is important that you know these 15 things:



1.    You Cannot Block Your Neighbor’s Windows


You are not allowed to build a structure which blocks one or more of the windows of your neighbor’s home. Make sure you consider this factor before planning your project.

2.    There Are No Restrictions on Showers or Toilets

You don’t need to have a lobby or other space between toilets and other rooms. You can build a shower or toilet anywhere you want, provided there is sufficient space.

3.    The Ceiling Height Should Be at Least 2m

While there are no restrictions on the height of the ceiling, the rule of thumb is that the ceiling should be at least 2m from the floor.

4.    Site Insurance is a Must

Your current insurance policy might not provide coverage if you are changing the structure of your home. Therefore, invest in site insurance to ensure you have adequate coverage.

5.    Convert Your Cellar into a Basement

You can easily convert your cellar into a living space by turning it into a basement. You don’t necessarily have to invest in room extension if you exercise this option.

6.    Maintain a Decent Bathroom to Bedroom Ratio

If you are investing in room extension to add a bathroom, make sure you have enough bathrooms to serve the total number of bedrooms. For instance, there should be at least one bathroom for every three bedrooms.

7.    Check the Local Laws

Familiarize yourself with the local laws that apply to building and extensions. Even if you are planning a single room extension, you still need to comply with the laws.

8.    Start Quickly After Ensuring Compliance

Once you have notified the relevant authorities about your room extension project, you can start within a couple of days.

9.    Consider Removing Walls

Rather than adding a room extension, you can actually take down walls to free up more space.

10.    Is Your Building Listed?

In case of a listed building, you are not allowed to alter the structure of the building in any way without express consent.

11.    Confirm the Room Size

There might be some guidelines for room sizes when planning a room extension. You should make sure you check with local authorities before you decide on the ideal size of the rooms.

12.    Do You Need Access?

In case of an extensive extension project, you might need permission to work on your neighbor’s property.

13.     Get a Quotation

An estimate is by no means legally binding. Get a quotation from your contractor in writing.

14.    Watch Out for Trees

If you have to uproot trees or plants, you will need to obtain permission separately.

15.    Check for Tax Relief

In case of some extensions, you might be eligible for tax relief. Check with the local authorities for confirmation.
